Project Background

With tens of thousands of listings across New York City, the Airbnb market presents both opportunities and pricing challenges for hosts, guests, and investors. This project analyzes listing prices, review volume, room types, and neighborhood-level dynamics using the NYC Airbnb dataset. The goal is to surface actionable insights that can improve pricing strategies, attract target audiences, and increase guest satisfaction in a competitive landscape.

Executive Summary

The analysis highlights clear pricing patterns across boroughs and room types, supported by over 22,000 listings and 770,000 reviews. Using exploratory visualizations and pricing vs. review comparisons, key trends emerged:

  • Manhattan leads in listing price; Bronx is most affordable.

  • Listings under $500 receive the most guest engagement.

  • Hotel rooms and entire homes command premium pricing.

  • Price volatility is visible in certain years — notably 2022.
     

Listings with higher prices tend to receive fewer reviews, suggesting affordability is important to guest interaction.
